As part of addressing these concerns, a traffic impact study conducted by Fishbeck, an engineering consultant, determined that additional passing lanes were not needed; however, this conclusion raised skepticism among some planning commissioners.
Commissioner Doug Weber expressed significant concerns regarding traffic implications and encouraged the developers to re-evaluate the situation to ensure adequate safety measures. Despite these apprehensions, the planning commission voted 6-1 in favor of recommending the approval of the Planned Development District (PDD) for Harvest Creek. Commissioner Gordon Janowski voted against the project, citing worries about lot density and the incompatibility of the homes with the existing character of Canton Township.
Modifications have been made since the initial proposal, including reduced lot widths; several lots will be narrower than the typical 55 feet, with one as narrow as 41 feet. Despite these changes, the development aims to align with Cherry Hill Village design standards, albeit with distinct architectural styles.
In addition to the residential focus, the Harvest Creek project emphasizes open space, designating 41% of the site as such, which exceeds the minimum 25% requirement outlined by PDD ordinances. The next step for this project involves consideration by the Canton Township Board of Trustees, which will determine whether to approve the development. Should the Board grant approval, the developer will need to return to the planning commission for a preliminary site plan review, paving the way for the construction of this new residential community in Canton Township.
